It is a popular misconception that banks are often accepting half of what they are asking.
This is not the case. The reality is that banks often list homes at half of their former value. Banks only accept offers that discounted on select properties that have been on the market for quite some time.
When foreclosures are listed the properties have been appraised and thoroughly inspected and the banks are quite aware of all repairs needed.
The prices reflect these factors. Sometimes for one reason or another a bank will price a property well below market value to move it quickly. Usually these properties receive multiple offers within a few days of the listing date.

Well if you are on this website my guess is that you have narrowed it down to living in North Georgia but are still not sure where in North Georgia you would like to live.
For those of you from out-of-state, allow me to help by pointing out the more popular areas.

Where to live on the lake has always been a question many of my clients have asked me. First, let me start by saying that Lake Lanier made up of 5 counties:

I have a lot of clients tell me "Christian, I want a deal on Lake Lanier!"
And they all pretty much have the same criteria (more or less) when looking for that perfect Lake Home.
For example: New Construction, Lake Frontage, Dock on deepwater (i.e. drought proof), short path to the dock, clear unobstructed views of the water from every room and most importantly…they want it for a bargain price or I should say for under $400K just because "It’s a Buyer’s Market." I have to be honest with you…that is like looking for a needle in a haystack. Although it is a Buyer’s Market, keep in mind that the Lake is a specific Niche and not everyone has to sell their home regardless of the market trend.
