Buying GA foreclosures: The art of finding a good deal on foreclosure homes in Georgia

It is a popular misconception that banks are often accepting half of what they are asking. 

This is not the case.  The reality is that banks often list homes at half of their former value.  Banks only accept offers that discounted on select properties that have been on the market for quite some time.    

When foreclosures are listed the properties have been appraised and thoroughly inspected and the banks are quite aware of all repairs needed. 

The prices reflect these factors.  Sometimes for one reason or another a bank will price a property well below market value to move it quickly.  Usually these properties receive multiple offers within a few days of the listing date.

Well if you are on this website my guess is that you have narrowed it down to living in North Georgia but are still not sure where in North Georgia you would like to live.

For those of you from out-of-state, allow me to help by pointing out the more popular areas.

  • Lake Lanier is the hot spot in North Georgia.

    Where to live on the lake has always been a question many of my clients have asked me. First, let me start by saying that Lake Lanier made up of 5 counties:

    • Dawson

    • Hall

    • Forsyth

    • Gwinnett

    • Lumpkin

      and each has its own unique charm.
  • If you are interested in living closer to the mountains and in a more rural setting, I would consider Dawson County.

I have a lot of clients tell me "Christian, I want a deal on Lake Lanier!"

And they all pretty much have the same criteria (more or less) when looking for that perfect Lake Home.

For example: New Construction, Lake Frontage, Dock on deepwater (i.e. drought proof), short path to the dock, clear unobstructed views of the water from every room and most importantly…they want it for a bargain price or I should say for under $400K just because "It’s a Buyer’s Market." I have to be honest with you…that is like looking for a needle in a haystack. Although it is a Buyer’s Market, keep in mind that the Lake is a specific Niche and not everyone has to sell their home regardless of the market trend.

How will an Increase in Mortgage Rates Affect Me?

To understand the effects of mortgage rates, we have to first understand how they work.  Mortgage rates are based off of Mortgage Backed Securities. 

Mortgage Backed Securities (MBS) are basically investments in mortgage loans.  MBS’s represent mortgage bonds and are made up of pools of mortgages.  MBS’s are traded just like stocks and their value fluctuates on a daily basis.  Rates are constantly changing just like stocks.  Throughout a trading day, rates are changing up and down.

In January of 2009 The Federal Reserve announced that they would buy up $500 billion dollars in Mortgage Backed Securities.
